31 properties SOLD (closed escrow) in February.  Ranging from $228,000 for 3 bedrooms, 1 bathrooms, 1036 square feet to $1,155,000 for 4 bedrooms, 4 bathrooms, 3540 square feet.  The average market time for the homes that sold was 45 days.

San Diego East County 2013 Real Estate Review

Happy New Year everyone!  I wanted to take a moment and review how the San Diego East County real estate market looked for 2013.  The market has definitely changed.  Prices have stabilized and are rising in many areas.  The inventory of homes on the market it very low and buyers are scrambling to get into a home before prices and interest rates go up further.  More and more sellers are regaining equity in their homes and as a result, we are seeing very few short sales and REO sales at this time.

Here are some of the numbers.  I have included, how many home sold in 2013 and the current number of active listings.  The numbers include all residential styles including, single family homes, condos and manufactured/mobile homes.  If you are considering selling and want to take advantage of the low inventory and reduced competition, please call me today.  I would be happy to provide you with a market value report for your home.

How Does the Real Estate Market Look for 2014

Two of the biggest questions I am asked as a real estate professional lately is "How is the market?"  and "What will 2014 be like for real estate?"  Well, here are the answers.

How is the market?
Currently in San Diego county home prices are rising, inventory is low and mortgage interest rates are still very low.

What to expect.
The real estate market will continue to recover as the economy improves and more sellers regain equity in their homes.  Inventory will then improve but it will be more expensive to buy a home in 2014 than it currently is due to rising prices and mortgage interest rates.

Should I buy now or wait?
You should buy now if you can.  Inventory may be low but that doesn't mean you can't find the home of your dreams.  It benefits you to buy now and take advantage of the low interest rates.  Why wait for home prices and interest rates to go up?

Should I sell now?
That depends on your situation.  If you are buying replacement home then yes!  Take advantage of the interest rates and lower home prices.  Not to mention there is less competition from other sellers.

But won't I be able to sell my current home for more in a year or two?
Yes the price of your current home should rise but so will the price of the new house you are buying and with all likelihood interest rates will rise as well.  These are items you will be paying for years to come.  Waiting could cost you thousands of dollars.

Wow, by looking at the numbers you can see there have been some serious changes in the real estate market.  Inventory is way down and the buyers are back.  If you are considering selling a home, now is the time to do it.  Do not wait until after the holidays like so many others.  Get your property listed NOW while there is less competition and the buyers are hungry.

How Far Have Home Prices Fallen?

We all know that home prices have fallen dramatically over the past few years.  Have you ever asked yourself how much?  I have pulled some of the current listings in Rancho San Diego and then took a look at what they last sold for as a comparison.  Here is what I found...

1 bedroom, 1 bath condo in Rancho Villas is listed for $128,000 today.  In 2005 it sold for $316,500.

3 bedroom, 2.5 bathroom, attached twin home off of Hilton Head is listed for $195,000.  It sold for $440,000 in 2005.

4 bedroom, 2.5 bathroom home on Sawgrass in Corte Madera development is listed for $369,900.  In 2005 is sold for $750,000

When you compare today's prices to prices of the past, it is easy to see why everyone is saying it is a great time to buy.  And remember, interest rates are also at an all time low.
